Long Island Real Estate Market 2026: Higher Mortgage Rates, Rising Home Prices & What Buyers and Sellers Need to Know

By Team Patel | Douglas Elliman Real Estate | October 2026

Is the Long Island housing market finally slowing down, or are we simply entering a new phase?

It's one of the most common questions we're hearing from homeowners, buyers, and investors across Nassau and Suffolk Counties.

With mortgage rates climbing, home prices remaining elevated, and affordability becoming a growing concern, the real estate market is certainly changing. But changing doesn't necessarily mean declining.

The reality is that Long Island continues to have something that many other housing markets lack: strong underlying demand for homes combined with a limited supply of available properties.

At Team Patel, we believe understanding these changing conditions is the key to making smarter real estate decisions.

Long Island Home Prices Remain Strong Despite Higher Interest Rates

According to OneKey MLS, the median single-family home sales price in August 2026 reached:

  • Nassau County: $911,000, an increase of 4.7% compared with August 2025.

  • Suffolk County: $760,000, an increase of 7.0% compared with August 2025.

These numbers tell an important story.

Despite higher borrowing costs, Long Island home values have continued to demonstrate resilience. While some buyers are stepping back or adjusting their budgets, limited housing inventory continues to support property values.

However, not every home is experiencing the same level of demand. Location, condition, pricing, property taxes, and overall affordability are becoming increasingly important.

Mortgage Rates Are Changing How Buyers Think

As of October 8, 2026, the average 30-year fixed mortgage rate reached 7.40%, according to Freddie Mac, compared with 6.30% a year earlier.

For buyers, even a relatively small increase in mortgage rates can make a meaningful difference in monthly payments.

Consider a buyer purchasing an $800,000 home with 20% down. On a $640,000 mortgage, the approximate monthly principal and interest payment would be:

  • At 6.0% interest: $3,837

  • At 7.0% interest: $4,258

  • At 7.4% interest: $4,431

That's approximately $594 more per month between 6.0% and 7.4%, before property taxes and homeowners insurance.

On Long Island, where property taxes can already represent a substantial portion of monthly housing expenses, buyers are paying closer attention to their total cost of ownership.

The result? Buyers are still purchasing homes, but many are becoming more selective, financially disciplined, and sensitive to pricing.

Why Aren't Home Prices Falling?

This is perhaps the biggest misconception about today's housing market.

Many buyers assume that higher mortgage rates should automatically lead to lower home prices.

But real estate is driven by supply and demand, not interest rates alone.

Several factors continue to support the Long Island housing market:

Limited inventory: Many homeowners purchased or refinanced when mortgage rates were significantly lower. Selling today may mean giving up an attractive existing mortgage, making some homeowners reluctant to move.

Established communities: Long Island offers desirable neighborhoods, beaches, parks, transportation connections, and access to New York City.

Lifestyle-driven demand: Buyers continue to seek more space, home offices, outdoor living areas, and communities that fit their long-term needs.

Limited new construction: Available land, development costs, and local regulations can make it difficult to add substantial new housing inventory in established neighborhoods.

These factors help explain why home prices can remain elevated even when borrowing becomes more expensive.

What Does This Mean for Long Island Home Sellers?

If you're considering selling your home in Setauket, Stony Brook, Port Jefferson, Smithtown, Huntington, or anywhere across Nassau and Suffolk Counties, the opportunity to achieve a strong sale price may still be there.

But the strategy matters more than ever.

The days of assuming that every home will automatically generate multiple offers simply because it's listed are not something sellers should rely on.

Today's successful sellers need three things:

1. Accurate pricing from day one.

Overpricing can cause a property to sit on the market, lose momentum, and eventually require price reductions. A well-supported asking price can generate stronger initial interest and better negotiating leverage.

2. Professional presentation and marketing.

High-quality photography, compelling property descriptions, digital exposure, open houses, and consistent follow-up are essential to reaching qualified buyers.

3. Experience and negotiation.

Getting an offer is only part of the process. Financing, inspections, appraisals, contingencies, and contract negotiations all affect whether a transaction reaches the closing table.

At Team Patel, our approach has always been to combine market knowledge, persistent marketing, and strategic negotiation to help our sellers achieve the strongest possible results.

Should Buyers Wait for Mortgage Rates to Come Down?

It's a reasonable question, but there is no one-size-fits-all answer.

Waiting for lower rates may reduce borrowing costs if rates decline. However, lower rates could also bring more buyers back into the market, potentially increasing competition and putting additional pressure on prices.

On the other hand, purchasing today at an unaffordable payment based on the hope of refinancing later is not a sound strategy.

Buyers should focus on finding a home that meets their needs at a monthly payment they can comfortably manage.

For qualified buyers, today's market may offer opportunities to negotiate on homes that have been sitting longer, request seller concessions, or explore mortgage rate buydowns.

The right time to buy isn't necessarily when interest rates are lowest. It's when the property, price, financing, and your personal circumstances make sense together.

Is Long Island Becoming a Buyer's Market?

Not necessarily.

OneKey MLS reported that across its broader New York metropolitan service area, inventory increased modestly in August 2026, while home prices continued to rise.

This suggests a market gradually moving toward greater balance rather than experiencing a dramatic correction.

Certain properties may still attract significant competition, particularly homes that are updated, priced appropriately, and located in desirable neighborhoods.

Meanwhile, overpriced homes or properties requiring substantial renovations may experience longer marketing periods.

Real estate is hyperlocal. What is happening in one neighborhood or price range may be very different from another just a few miles away.

Our Outlook for the Long Island Housing Market

As we move through the final months of 2026, we expect affordability, mortgage rates, and housing inventory to remain major influences on buyer and seller decisions.

We believe buyers will continue to prioritize value, while sellers who price realistically and market effectively will be better positioned to succeed.

No one can predict mortgage rates or home prices with certainty. But one thing remains consistent: people continue to buy and sell homes because life continues to change.

Families grow. Careers change. Homeowners downsize. Buyers relocate. Investors seek opportunities.

Those needs don't disappear because interest rates rise.

The market may change, but opportunities remain for those who understand it.
